For 40 Rose Garden Villas

When you reserve our villa by paying the deposit (or full amount if no deposit applicable) we will issue a Villa Rental Confirmation. Your sending the deposit (or full payment if no deposit applicable) constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed below. Security Deposit

Upon arrival at your villa, you may be required to provide to the Rose Garden Villa Management a returnable security deposit of £100. This is to cover any damages to the villa or loss of keys, remote controls, breakages etc.

Insurance

For peace of mind, we would recommend you have appropriate travel insurance, which is available through most insurance brokers.
Damages & Utilities

All normal utilities are included in your rental price. Guests are required to notify Rose Garden Villa Rentals Management immediately of any damages to the villa and/or its contents during their stay. You hereby agree to pay Rose Garden Villa Rentals Management the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear. You as the Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. Rearranging the furniture or removing any items from the villa is strictly prohibited.
Smoking Restrictions
Smoking is strictly prohibited inside the villa as a condition of rental. Guests may smoke on the balconies, roof terrace and in the garden only. Ash trays are provided for this purpose only. Failure to adhere to this policy will result in termination of the contract with no refunds given.

Liability

We assume no liability for property loss or damages, nor liability for injury, accidents, delay, or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or persons engaged in conveying passengers to or from their villa. Transportation (airlines, ferries, charter vessels, rental cars and taxis) is supplied by providers who operate independently. We assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers. Furthermore, Guests are responsible for their villa during occupancy, and must lock all windows and doors securely at all times when not on the premises, and must observe all cautions as given by your site Manager.

Complaints

We shall make every effort to keep our villa and its contents in good working order. In case of a maintenance problem, we will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, pool filtration systems, air conditioning, television or cable service, appliances, etc. It is the Guest's obligation to report any problems or damage to their villa IMMEDIATELY to the site Manager.


Access

Rose Garden Villa Management or its staff may enter your villa to perform any repairs as necessary.


Drugs & Hazardous Materials

Guests and their party members shall not use or permit to be brought into any villa any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property.


Villa Keys and Remote Controls

Guests shall be required to pay to the Rose Garden Villa Management £25 for each set of lost or mishandled keys and £25 each for lost or mishandled air conditioning or television remote controls. Guests will leave villa keys with site Manager before departure when their security deposit (if applicable) will be returned to them.


Number of Guests

The total number of persons allowed in the villa at any one time is restricted to six, based on two persons per bedroom. Should a group misrepresent themselves, they will be required to pay for the excess persons immediately, or shall vacate the villa without refund. Exceptions are made only for infants aged less than 2 years old, if sleeping in a baby crib and not occupying one of the villa's beds, they are NOT included in the villa's total headcount.


Privacy

Rose Garden Villa Management requires that all Guests maintain a family atmosphere for the quiet enjoyment of other Guests. Rose Garden Villa Management requires that we rent to family groups and responsible adults only; absolutely NO house parties or functions such as weddings are allowed without advance WRITTEN permission from rose Garden Villa Management.

Arrivals and Departures

Villas must be vacated by 11am on the day of departure to allow for services to be carried out for incoming Guests. Secure baggage storage will be provided if required. Villas for incoming Guests will be ready no later than 3pm on the same day.
